Step 1: Use the Online Landex System (Best for Quick Access)
Cumberland County does not host its land records directly on the standard county webpage. Instead, the Recorder of Deeds partners with Landex, a third-party portal that maintains public land records dating all the way back to 1750.
You have two online pathways through Landex depending on how often you plan to search:
Landex Web Store: Ideal for one-time users or residents who just need their own deed. You can perform a basic search by name or property address. There is no subscription fee, but you will pay a small per-page fee to view or download the actual document images.
Landex Remote: Designed for frequent users (like real estate or legal professionals) requiring advanced search parameters and high-volume downloads.
Step 2: Search by “Grantor” or “Grantee”
When you log into the online system, the most efficient way to find your deed is by utilizing a name search.
Grantor: The individual or entity who sold or transferred the property.
Grantee: The individual(s) who bought or currently owns the property.
Search Tip: If you have a common last name or aren’t seeing your document immediately, you can narrow your search by entering the approximate year or decade you purchased the home.
Step 3: Understand the Copy Fees
While searching indexes and verifying that your deed exists online is free, local regulations and vendor agreements require a fee to download or print the official pages:
Online Uncertified Copies: Expect a standard nominal fee per page to download or print the document directly from Landex.
In-Office Copies: If you request uncertified copies directly from the county staff or use their office terminals, the fee is generally $0.50 per page.
Step 4: Need an Official Certified Copy? Go to Carlisle
For standard personal record-keeping, a regular printed copy of your deed is perfectly fine. However, if you are presenting the deed for an official legal transfer, a court proceeding, or certain structural loan closings, you may need a Certified Copy bearing the official raised seal of the county.
